Context of the Job:
Under general direction of the Associate Director, the Senior Custodial Manager oversees the supervision of assigned staff engaged in the daily cleaning of the academic, residential conference facilities and the Wright/President’s House. The Senior Custodial Manager is responsible for the safety of staff and ensures that staff members use products and material safely. The Senior Custodial Manager is responsible for the consistent enforcement of University policies, departmental procedures and the Collective Bargaining Agreement. Enforces custodial standards for academic, residence, conference facilities and the Wright/President’s House through short-and long-range planning and coordination. Works with other managers within the Facilities organization to coordinate timely response and effective use of assigned personnel who respond to service requests.
Major Responsibilities:
- Supervise the daily activities of the custodial managers and staff in the cleaning of academic, residential and conference facilities, which includes quality control; scheduling; employee time and attendance; hiring, training, and performance management.
- Meet at least two times a week with the occupants about any issues/concerns or requests.
- Administer and enforce the collective bargaining agreement’s language, departmental, and University of Delaware policies, including participation in grievances, employment hearings, and labor management meetings.
- In a secure, cost effective manner, maintain an appropriate inventory of custodial supplies, conference supplies and equipment.
- Coordinate and monitor custodial-related functions such as contract services; special events/programs, concerts, etc.
- Ensure that customers receive quality service and timely response to requests and are well informed of all maintenance issues, custodial needs and operational concerns;
- Report progress of unit assignments to the Associate Director such as, summer projects, overtime requests, and staffing needs.
- Follow up, investigate, and report on all safety incidents.
- Track and document important functions of the unit such as inspections, purchases, and inventory control.
- Supervise and control all temporary labor.
- Perform miscellaneous job-related duties as assigned.
Qualifications:
- Bachelor’s degree and four years related experience, or equivalent combination of education and experience. Degree in management, business administration, hotel management or other related field preferred.
- Ability to supervise and train assigned staff including organizing, prioritizing, and scheduling work assignments.
- Ability to develop and maintain record-keeping systems and procedures, and basic computer skills to include but not limited to proficiency with word processing, spreadsheet and database.
- Must be assertive and tactful.
- Effective oral and written communication skills.
- Ability to work effectively with a wide range of constituencies in a diverse community. Knowledge of supplies, equipment, and/or services ordering and inventory control.
- Knowledge of customer service standards and procedures.
- Knowledge of planning and scheduling techniques.
- Skill in organizing resources and establishing priorities.
- Ability to observe, assess, and record work, safety and infection control standards.
- Ability to perform quality control inspections. Knowledge of organizational structure, workflow, and operating procedures.
- Ability to foster a cooperative environment.
- Skill in examining processes, formulating policy, and developing and implementing new strategies and procedures.
- Ability to develop, plan, and implement short-and long-range goals.

Special Requirements:
- Ability to be “on-call,” during evenings and weekends in order to respond to emergencies.
- Valid driver’s license and regular access to private, reliable means of transportation in order to maneuver throughout the Newark campus and Wilmington locations.
- Certification by a nationally recognized custodial management organization such as Cleaning Management Institute or National Executive Housekeepers Association preferred.
- Ability to be “on-call,” during evenings and weekends in order to respond to emergencies.
